Staying in a Bed & Breakfast

A Bed & Breakfast is a private residence where one or more bedrooms are made available to guests. The kitchen is for the exclusive use of the owners for preparing breakfast unless otherwise agreed upon in advance.

Since B&Bs are small, family-run establishments, there is no reception service available at all hours of the day, as in hotels. Therefore, guests are required to notify the owner of their expected arrival time by phone.

Arriving at the property without prior notice of the arrival time may result in long waiting times. This inconvenience cannot be grounds for complaints or refund requests.

 

Rates

  • Gran Sasso Room: €60-€80 (prices vary depending on the season).
  • Collemaggio Room: €70-€100 (prices vary depending on the season).
  • 99 Cannelle Room: €70-€100 (prices vary depending on the season).

The B&B accepts credit cards, debit cards, and cash. Checks are not accepted.

 

Room Cleaning

The host may access the rooms for daily cleaning, provided they are unoccupied.

If the rooms are occupied during the cleaning schedule (9:30 AM), the daily cleaning service will not be carried out.

 

Booking

Reservation requests can be made via phone or email.

Upon confirmation of room availability, for extended stays, a deposit of 30% of the total amount is required, payable via bank transfer.

The booking is considered confirmed only upon receipt of the payment proof.

 

Payment Method

The total amount for the stay must be paid in full upon key handover, either in cash or by credit/debit card.

 

Cancellation Policy

  • A refund of the deposit (minus €15 for administrative fees) is provided if cancellation is made at least 30 days before the arrival date.
  • No refund is given for cancellations made less than 30 days before arrival. However, the deposit can be used for a future reservation within the same calendar year.
  • If the guest does not check in on the scheduled day without prior notice of delay, the booking is considered canceled, and no refund is due.
  • If the B&B owner must cancel the reservation, they will immediately notify the guest, refund the amount paid, or, if possible, offer alternative accommodation.
  • The B&B is not responsible for cancellations due to force majeure.

 

Check-in and Check-out Times

Rooms are available from 3:00 PM on the day of arrival (if previously occupied) and must be vacated by 10:00 AM on the departure day.

  • Late check-out is possible until 12:00 PM, provided no new guests are expected that day.
  • Check-in must be completed by 8:00 PM. Guests are advised to inform the B&B of their estimated arrival time to avoid long waiting periods outside the property.

 

Guest Registration

Upon arrival, guests are required to present a valid identification document for registration in accordance with legal regulations.

 

Data Privacy Policy

The personal data provided will be processed in compliance with confidentiality and security regulations.

They will be used exclusively for purposes related to the B&B’s operations and will not be shared with third parties.

Number of Guests

It is strictly prohibited to bring additional persons into the B&B whose identification has not been registered or who have not been approved by the owner.

Breakfast Hours

Breakfast is served at the time agreed upon the previous day, within the following hours:

  • March 30 – September 30: 7:30 AM – 9:30 AM.
  • From September 30 onward: 8:00 AM – 10:00 AM.

(For special requests, the breakfast time must be arranged in advance with the host.)

Prohibited Activities

  • Smoking is prohibited inside the B&B, including in rooms and all common areas.
  • Children are not allowed to use kitchen appliances.
  • Do not dispose of diapers or any materials that may clog the pipes in the toilet.
  • Guests must dress appropriately within the B&B premises.

Guest Responsibilities

  • Guests are required to compensate for any damage caused to the B&B or for the misuse of provided amenities.
  • Guests must maintain a respectful and considerate behavior at all times, ensuring they do not disturb the peace of others.
  • When leaving the B&B, guests must turn off lights, televisions, fans, and any electrical appliances.

Recommendations

  • Guests are responsible for their personal belongings, as the B&B owners are not liable for their safekeeping.
  • Guests should lock the main entrance door properly and take care of the keys.
  • Do not leave the keys inside the door lock.
  • Before departure, guests must return the keys.
  • Loss of keys will result in a charge to cover the cost of replacing the lock and key set.

Security Deposit

A €50 security deposit is required in cash upon arrival and will be refunded at the end of the stay, following verification that all provided items are returned, including:

  • Towels
  • Room, entrance, and bathroom keys
  • TV and fan remotes
  • Hairdryer
  • Gate remote control
